June home sales edged up slightly, but the year-to-date total is down 19% from 2024. I dont think that this is a market in retreat — its just one finding its footing. Most sales remain under $325,000, underscoring the importance of affordability. Inventory is tight, but demand hasnt disappeared.

Lodging tax collections rose nearly 10% in May and are up 7.6% year-to-date. Its a quiet boom — one that speaks to Kearneys growing appeal as a destination. Visitors are coming, and theyre spending.
